NOTES ON PROJECT DEVELOPMENT
We break down the majority of our projects into three specific phases, which will obviously interface with each other from time to time. These are as follows:
Phase I
1. To establish a series of meetings with the client project team in order to confirm the basic parameters of the project.
2. To establish overall appearance standards.
3. To develop a concept and produce sketch designs to illustrate the concept.
4. To establish other specific specialist areas and equipment to be included in the premises and liaise with those consultants elected to handle these areas in order to maintain continuity in this regard.
5. To estimate total costs of the project for budgeting purposes.
6. Present to the project team and, on approval, proceed to Phase II.
Phase II
1. Prepare detailed plans, working drawings, specifications and a sample board of proposed finishes for each area and present for approval.
2. Prepare tender documents, call for and advise on tenders.
3. Prepare for the use of appointed contractors, final drawings, specifications and any other details necessary for construction work, electrical installations (power and lighting), shopfitting, decorating and the making or supplying of furniture and soft furnishings
Phase III
1. Attend site, supervise contractors and inspect work being carried out.
2. Approve all work on completion.
3. Hold regular site meetings with contractors, members of the client project team and consultants.
4. Monitor costs, advise client on contractors’ claims, certify accounts.
5. A schedule of final accounts, including all extras and escalations will be prepared at the end of the project.
